House Rules

Arrival and Check-in: Check-in is 5 PM local time on your scheduled arrival date. Check-in before 5 PM is not guaranteed. Once we receive full payment and a signed rental agreement, we will send you detailed check-in instructions. Departure and Check-out: Check-out is 10 AM local time on your scheduled departure date. Check-out is strictly at 10:00 AM. We will provide you with check-out procedures in advance of your arrival. No events allowed No Pets are allowed. Unfortunately, our complex does not allow pets. No smoking allowed. An additional charge of $250, for necessary cleaning, will automatically be applied if there is evidence of smoking in the unit House Rules Damages: The Guest will be responsible for all damage or breakage and/or loss to the premises, except normal wear and tear which may result from occupancy. The Homeowner or Homeowner's representative will define normal wear and tear. The entire building and all grounds will be left in the same good and habitable condition in which it was found upon arrival. Maintenance / Repairs: Even the best or newest equipment occasionally malfunctions and cannot be guaranteed 100% of the time. We have an excellent maintenance team who corrects problems as soon as possible. Authorized personnel may enter the premises during business hours for purposes connected with repairs, care, or maintenance of the premises. Expect lawn care personnel on property once a week. Community Rules: You agree to abide by all rules governing the community where the property is located. The rules are posted inside the property. These rules are subject to change at any time. Trash: Garbage is to be secured in plastic bags. No garbage is to be left in the condo when the Guest departs at the end of the rental period. Please empty your trash daily in the dumpster provided on the property! Parking: Parking is limited to 1 car. You must park in designated parking areas only. You will receive a parking pass on or before your reservation. No Pets: Our community does not allow pets. This is not a decision made by us, this is a rule set by the Homeowners/Condominium Associations. If a pet is found on the property during your stay, we have a right to ask you to vacate the property immediately with no refund of any kind. Upon departure, if the cleaning company detects any evidence of a pet, you will forfeit any deposits and additional fees may apply. Bugs & Pests: The weather and location of South Carolina does occasionally attract bugs of various types. Our HOA takes active steps in keeping this to a minimum, however, you may see an occasional insect. Guests acknowledge that in a beach area there will be bugs - different kinds of bugs at different seasons. This is mostly limited to an occasional Palmetto Bug (roach) but for the most part no bugs are generally seen! In order to prevent problems, our HOA has contracted for monthly in unit pest control. If the monthly service falls on a day that you are visiting, please allow pest control to enter the premises. This spray is harmless to humans and treatment takes only a few minutes and is necessary to prevent a potential infestation of our homes. Failure to allow access of pest control will result in a charge of 50.00 deducted from your security deposit or added to your charges via the booking platform. This is very important to our HOA community and is treated as such! Criminal Activity: You agree to not engage in any criminal conduct on the property, including but not limited to the following: usage of illegal drugs, committing a felony, violating any law or ordinance, disturbing the peace, engaging in conduct for unlawful purposes. We are not liable for any damage or injury you cause to yourself or a 3rd party while engaging in criminal activity. Indemnification: We shall not be liable for any damage or injury suffered by you, your family, guests, invitees, agents or employees or to any person entering the property. You agree to indemnify, defend and hold us harmless from any and all claims or assertions of every kind and nature. Min age rule 25 Notes Conditions Beyond Our Control: We are not liable for events beyond our control which interfere with your scheduled occupancy, including, but not limited to: acts of God, acts of governmental agencies, fire, strikes, war, tornado, hurricanes, tropical storms, ice storm, severe weather, inclement weather, family emergencies, work obligations, loss of electricity, or loss of water. There will be no refund in these circumstances. We recommend you purchase travel insurance prior to arrival. Covid Policy: As of March 31, COVID-19 is a foreseen event and therefore limitations are applicable for cancellation. If the State of South Carolina goes into a mandatory shutdown, monies will be credited back to you or refunded. Otherwise, the guest assumes all financial responsibility of the reservation and cancellations will be subject to the normal cancellation policy. If you are concerned about this, please consider purchasing the optional cancellation insurance!

Cleaning, linens & starter toiletries are included. Please note: This is a top-floor (3rd floor) unit which requires stair access. No pets, events, nor smoking allowed in the unit. Parking is limited to 1 car in designated parking areas with provided parking pass. There is paid street parking available.
